Traditional Villa renovated to create a larger family home with extra additions, deck and landscaped court to enhance the original character.

The existing house had simple exterior villa styling and lofty interior living spaces that could both be retained and enhanced by the introduction of quality materials, finishes, and decorative detail that would enrich the traditional character associated with our early Dunedin residential Architecture. The Existing single garage was replaced with new Double Garage connected to new Master Bedroom and Ensuite with extended renovated Bedroom with pyran glass picture window with all walls clad in Hardies Linea board to meet fire ratings to the Western site boundary all with resource consent to overcome building limitations. To the street boundary and entry path to house new 1.8m high plaster pillars and Linea clad screen panels were introduced to create a new private outdoor living courtyard protected from the wind but enjoying maximum sunshine.
The sunken lawn was replaced with drainage and hardfill lifting the ground level 600mm to within 300mm of floor level for increased indoor/outdoor useage.
A new verandah to new Living room extension and main Entry was added with Hardies villaboard in a traditional panelled soffit layout with Hardwood posts and Decking.
A new hardwood deck was positioned around the retained Liquid Amber tree to allow dappled light to extend across the all weather courtyard that includes exposed aggregate concrete paving set in white pebbles with raised plaster planters for a feature red rose bed within box hedging highlighted with in ground lighting.The screen fence links with house
to create an outdoor room that has a tree canopy over the outdoor decked Dining area.
A fold down loft stair was added to new double Garage to give extra storage as a cost effective solution overcoming the lack of storage within the existing Garage and House. The Garage was both linked direct to the Master Bedroom plus via the courtyard to Living Room. The Master Bedroom features salvaged stained glass windows and new bay window to enjoy increased space, sunshine and private views over the courtyard garden. A feature red embossed wall papered wardrobe screens the custom designed Dressing area from the Bedroom and Courtyard. A new spacious well appointed tiled and glass wall Ensuite was added in addition to upgrading the existing Bathroom to balance and enhance the traditional qualities of the property. Large glazed shower area, together with twin basins in greystone granite vanity, with overhead skylight created a light airly interior for both shared and individual spaces. The new living room was created as a cost effective extended formal living space with balanced sunlight using double glazed traditional doors and large windows placed to connect with the new courtyard deck and formal gardens in harmony with the existing Dining Room. The interiors incorporate warmth with rimu timber architraves, skirtings, cedar joinery, a neutral pallete allowed rich warm coloured red and yellow linen fabrics, and textured furnishings to be introduced plus allow the owners to change their choise of Artwork. All paint is by Resene and selected to reflect a traditional heritage colour scheme. Chandelier lighting is supplemented with recessed low voltage lighting for increased liveability and enhanced aesthetic character of the interiors.Underfloor ducted heating discretly heats the entire home together with the ambience of a black jetmaster gas fire within ornate Kauri timber surround with absolute black granite hearth in both the renovated Dining room and new Living Room. The property has embraced the feeling of a traditional family home with the finer things in life to include to provide a balance of the old and the new. The alterations and additions have in the owners own words “exceeded their expectations and created a high quality traditional character property with all the modern comforts and landscaping of a new home”.
